Resident Life

  • What are my options for paying my rent?

    You can pay online via the resident portal, Henri or via a cashier’s check, money order, or personal check. 

  • Am I required to purchase renter's insurance? If so, what is the fee?

    Yes, we require it for all apartments. The cost varies based on the company/policy you choose.

  • What happens if a resident is locked out of their apartment?

    You will call the emergency maintenance line 458.272.1167.

  • How do I submit a maintenance request?

    Online via the resident portal, Henri or by emailing/calling the office.

  • Do you have on-site maintenance?

    Yes, we have maintenance on-site M-F.

  • What is the guest policy?

    Guests cannot be onsite for more than 10 consecutive days out of a year without being added to the lease. Residents are responsible for their guests when they are onsite.

  • How do I pay for electricity and water?

    Electricity is paid separately through Pacific Power. Water is paid with sewer/trash through Conservice.

  • Do I need to sort recycling and garbage?

    No. We have onsite trash and recycling. Paid monthly by the resident via the resident portal, Henri – through Conservice using the RUBS formula – along with water/sewer.

Application Process

  • What other relevant fees or charges should I know about?

    N/A

  • Are there any move in charges?

    Deposit starts at $600 based on approved credit. Rent and pet rent (if applicable) is prorated for the day of move-in. Pet deposit is due if applicable.

  • If I want to hold an apartment, how do I do that?

    Fill out an application and pay the $14 application fee.

  • Do you accept a shorter lease term?

    No. We do 12-15 month leases.

  • Do you offer furnished units?

    We do not, but we can offer you a discount on monthly furniture rentals through our partner, Fernish. Ask our team for more information!

  • How long does it take for an application to be approved?

    Usually, 1-2 days, but can vary depending on individual screening

  • What are the application criteria?

    All leaseholders must fill out an application and pay the application fee. 30 days’ worth of proof of income needs to be provided as well. Screening checks for income, rental, background, employment, and criminal history. We allow pets and cosigners.

  • Is smoking allowed?

    No, the property is non-smoking.

  • Do you have storage units available?

    No storage units.

  • Do you offer bike storage?

    Yes, we have bike racks.

  • What are your pet fees? Are they refundable?

    $400 pet deposit for the 1st pet and $200 pet deposit for the second pet. Pet rent is $40 monthly per animal. Pet deposit may be refundable at move-out.

  • Is your property pet-friendly?

    Yes, we allow up to 2 pets per apartment (cat/dog). 70-pound weight limit and breed restrictions apply.

     No parking fee.

    Yes, one parking space is assigned per apartment with unmarked guest parking spots available on a first-come, first-served basis.
